What pushes a Malang quote higher or lower?
Timber does most of the heavy lifting on price. Pinewood sits at the bottom of a band, red cedar in the middle, thermowood and figured cedar at the top — on a 2×2 m cabin, that choice alone can be thirty million rupiah. Glazing follows the same logic: one viewing panel barely registers, a full glazed front does, and a frameless glazed corner is close to a different cabin built on the same footprint.
The meter matters just as much. A house in an Araya cluster already reading 7,700 VA needs wiring and nothing more. A place near Ijen still on 2,200 VA needs a PLN capacity change first — the owner’s cost — plus often a longer cable run from a consumer unit at the far end of the building. A Batu guesthouse that already has three-phase power, on the other hand, can take a bigger cabin without touching the electrics at all.
Access is the factor people forget to budget for. A ground-floor room in Blimbing that a van can park beside is straightforward. A terrace in Bumiaji at the end of ninety metres of footpath is not, and the extra handling shows up as its own line rather than vanishing into a rounded number. Distance on its own costs nothing — the survey is free from Klojen out to Pujon.
What it costs to keep running
Used three or four times a week: a dry cabin runs IDR 200,000–500,000 a month, infrared IDR 100,000–250,000, a steam room IDR 300,000–600,000, and a cold plunge IDR 300,000–700,000. Malang’s cool nights help at both ends of that — a cabin here bleeds less heat than one on the coast, and a plunge chiller cycles less often to hold its number.
Upkeep is modest but real: sauna stones every few years, a generator flush on schedule (sooner with hard water, unless a softener is fitted), filter cartridges and an ozone or UV lamp for the plunge. Call it a couple of million rupiah a year for a timber cabin, more again for a tiled steam room.
The structure itself carries a two-year warranty regardless of build. Heaters and generators keep the manufacturer’s 1–2 years, and since we hold Harvia, Sawo and Tylö spares here in Indonesia, a failed element means a short wait rather than an import order.

Because two rooms the same size can land forty per cent apart once timber, glazing, meter capacity and access are factored in. A band you can plan around, followed by an exact figure after the survey, beats a single number that moves the moment we actually look.
Does adding a sauna and plunge actually pay off for a Batu homestay?
Most owners recover the outlay through higher nightly rates and steadier occupancy through the wet months, once the garden alone stops being the draw. A roofed cabin paired with a plunge tub is the combination that shows up in guest photos most often.
What does the payment schedule look like?
Half up front once the quote is signed, the rest before we begin fitting, then handover once we have run the heat test together. That figure only moves if you change the specification.
